Giving landlords peace of mind is exactly what Melissa Snyder-Hargreaves offers with her company, Peace of Mind Property Management.

“I want others to feel comfortable investing and growing their personal wealth,” says Snyder-Hargreaves.
“Many people shy away from being landlords because they don’t want to deal with the hassles. I love being able to help with the hassles so that they can enjoy the profits.”

Having owned and managed her own properties since 2005, Snyder-Hargreaves knew what good property
management entailed. However, when she started her real estate career in 2014, she struggled to find a good local company, or person, to refer clients to. Meanwhile, another agent in her office acquired a rental property and asked for her help managing it. “The rest is history,” she says. “Peace of Mind Property Management was born.”

In the property management world, companies come and go. Often, tenants leave due to lack of care or
maintenance or the landlords themselves become dissatisfied and fire the property managers. “This is a difficult service to provide,” admits Snyder-Hargreaves. But Peace of Mind Property Management has found the formula for success.

“It’s our customer service that sets us apart,” says Snyder-Hargreaves. “We focus on maintaining great relationships with the tenants. The landlords are our clients, but happy tenants stay longer and take better care of the property, which decreases cost by decreasing turnover and repairs.” Additionally, she adds, “When a landlord or tenant calls us with a question, they always speak directly to one of us. They have our cell phone numbers, and know they can call anytime.”

Often, real estate agents try to manage property for themselves or their clients and soon discover the headaches involved. “Managing property is extremely time intensive,” warns Snyder-Hargreaves. “I’ve seen a lot of real estate agents think they can do it and quickly find the income is just not enough to justify the amount of work it entails.”

As a REALTOR® herself, Snyder-Hargreaves understands. While owner and visionary of Peace of
Mind Property Management, she relies on Angela Little (Property Manager) to run most of the day-to-day operations and will be expanding with more employees as the business grows. “Twenty properties
per-person is a manageable number,” she says. “It allows us to continue our excellent level of customer service.”

In her dual role as REALTOR® and owner of a property management company, Snyder-Hargreaves understands there’s often a benefit to not selling a home. She explains, “In our real estate business, we’ve seen people who want to sell but they still owe more than they can get for their house. It feels great to be able to give these clients the option to rent out their current home so that they can move onto the next chapter in their lives.”

When other REALTORS® refer business to Peace of Mind Property Management, their client relationship is respected. “We always refer the landlord back to their REALTOR® when it’s time to place a new tenant or if they mention wanting to sell,” says Snyder-Hargreaves. “We would never interfere with that relationship
because we want continued referrals and it’s the right thing to do.”

Snyder-Hargreaves and her husband, Brandon, own the Hargreaves Home Sales Team, where Brandon is the Broker of Record at Keller Williams Integrity. Besides working a lot, they “absolutely love traveling to anywhere warm, especially St. Croix,” says Snyder-Hargreaves.  Their children, Isabelle (eight), and Jacob (16 months), and dog, Lucy, keep them grounded as they work at their businesses.

Active in her family life and being involved in two lines of business, means Snyder-Hargreaves is just getting started. “I once read that most millionaires have seven streams of income,” she says. Two down, five to go. “My plan is to continue working more on the business and less in the business as I continue to hire people, like Angela, who can do the work even better than I can. This will allow me to focus on the third income stream, and beyond.”

Just as she has done, Snyder-Hargreaves encourages others to, “surround yourself with the right people. Make sure you have a team of experts to refer your clients to—such as an excellent property manager, lender, title company, home inspector, general contractor, plumber and such.”

Also, “be nice to others,” she advises. “Be nice, not just to your clients but to your vendors and your co-op agents. It pays off in the long run.” Both Snyder-Hargreaves and Brandon truly care about other people. “We really want to help everyone around us succeed,” she says. “Our goal is for our businesses to be the kind of environment where people can come to work and grow to their fullest extent. If we help those around us succeed, we will succeed by default.”

It’s working. Snyder-Hargreaves is succeeding. The upward trajectory of Peace of Mind Property Management is proof of that.
